Indigo works with both ground-up and existing assets for institutional and family-office clients. For ground-up developments, Indigo can get involved during the pre-development planning phase or jump in when the buidling is about to open for lease-up. For existing assets, Indigo performs due diligence on the building(s) and will then produce a management agreement.

Indigo's portfolio consists of 45% affordable, 10% affordable senior, 35% conventional, and 10% partially affordable. Partially affordable usually consists of conventional class A assets with affordable components such as the MFTE program.
At Indigo, we like to say we can manage most anything as long as there is sufficient staffing and resources available for the success of the residential community and our team members. We will work with you to determine if there is an opportunity to leverage economies of scale.
Indigo's typical deal size that works well within our business model would be a class A deal north of 75 units. Indigo manages buildings as small as 11 units and as large as 400+ units.
Indigo's typical deal structure consists of a property management agreement, which includes full-stack institutional property management services such as people operations, maintenance, accounting, marketing, compliance, IT/systems support, and financial reporting.
